KEY RESPONSIBILITIES: - Responsibility for the management of the maintenance and cleaning departments. Carrying out appraisals and identifying training needs to incorporate into future training budgets.
- Developing and implementing preventative planned maintenance (PPM) programmes, inspection and testing of heating, ventilation and air conditioning plant, life safety, security, fire and electrical systems in accordance with legislative requirements.
- Planning budgets for PPM; including obtaining estimates on equipment, labour, materials and other related costings.
- As the maintenance team main point of contact, maintaining an active dialogue regarding PPM and reactive maintenance throughout all departments of the organisation.
- Managing utility and maintenance contracts and renewals, ensuring value for money for the organisation.
- Liaising with and managing contractors on site.
- Completing and maintaining all required compliance and facilities based paperwork including asset register updates.
- BMS monitoring and programming.
- Managing access control system and security, completing training for keyholders.
- Act as Data Controller for managing CCTV.
- Completing weekly fire safety testing and system checks in accordance with legislative requirements.
- Ensuring that the management of waste is accomplished in a compliant and cost effective manner.
- Establishing Theatre licensing requirements and making arrangements for installations and safety systems.
- Monitoring and developing company health, safety, security and environmental policies, practices, measures and procedures.
- Observing, advising and reporting on compliance with current and new legislation to Senior Management, ensuring alignment with the strategic aims of the company.
- Assisting the Director of Estates and Facilities in establishing a strategic plan for the buildings.
- Reporting to the Director of Estates and Facilities on the requirements for PPM and assisting in the preparation of budgets.
- Main point of contact for any buildings or facilities related emergencies.
- To undertake any other tasks that may reasonably be required by the Director of Estates and Facilities.
PERSON SPECIFICATION: Essential: - A minimum of 2 years’ experience in a management role
- Excellent organisational and team management skills - IOSH qualification or similar
- Ability to work under own initiative, internal motivation, and a willingness to take on responsibilities beyond those explicitly defined
- Skilled in problem solving with the ability to work calmly under pressure
- Demonstrates proactive and clear communication skills
- Fully computer literate. Desirable:
- Experience in a Capital Works Project advantageous
- Previous experience working in a mechanical or electrical engineering role
